Electrical & Engineering - HVAC Team Lead

PURPOSE: Act as a working lead, providing work direction, responding to the needs of team members and operation of the Engineering department. Lead by example in performing and overseeing the tasks of preventative maintenance and service of HVAC equipment + systems, while providing a memorable shopping and entertainment experience.

ESSENTIAL DUTIES AND RESPONSIBILITIES:



  • Lead Engineering team members, emphasizing safety while performing the tasks related to the maintenance, service and repair of MOA HVAC systems, BMS, equipment and ensuring MOA policies and standards are followed.
  • Communicate relevant information, assign daily tasks and special projects to team members.
  • Use radio to communication and respond to team members and leader's needs.
  • Monitor team member performance and address performance concerns, giving immediate feedback in respectful manner, while focusing on improvement.
  • Be a subject matter expert on department procedures, safety practices and protocols and support team members and leaders in their work as needed.
  • Utilize the Building Management System (BMS) to control, troubleshoot, and monitor all systems.
  • Lead Engineering team on the mechanical smoke testing, system upgrades and major repairs.
  • Assist supervisors by resolving minor team member concerns, provide updates and report violations of MOA policies and procedures.
  • Respond to emergency calls concerning HVAC systems, life/fire safety systems, and BMS, troubleshooting and resolving the concern, as needed.
  • Responsible for providing thorough training to Engineering team members and ongoing training to current team members; adapting to individual learning styles while maintaining consistency with coverage of materials.
  • Resolve complex mechanical + electrical problems
  • Keep records of repairs, and service performed and maintenance of applicable systems
  • Evaluate inventory of current supplies and equipment, make recommendations on upgrading supplies and equipment, assist Engineering Supervisor with documentation and reorder of supplies.
  • Ensure the overall safety of the immediate work area as well as surrounding areas; ensure and enforce safety compliance by preforming Lockout-Tagout (LOTO) procedures, when necessary.
  • Serve as the on-duty Supervisor in the absence of the Engineering Supervisor.
  • Work a flexible schedule, including weekends and holidays, as well as being on-call when needed to respond to and react to Engineering or Electrical emergencies.
  • Provide suggestions on development or enhancements of Electrical/Engineering procedures; assist in developing preventive maintenance schedules and new techniques to streamline tasks.
  • Present positive and professional demeanor towards team members and guests
  • Additional duties as assigned.


KNOWLEDGE, SKILLS, AND ABILITIES:



  • 2-year degree from Trade, Vocational, or technical school in areas of commercial or industrial. refrigeration, air conditioning service or equivalent working experience, required.
  • Previous experience with boiler systems and Class C boiler's license, required.
  • EPA Certificate, required.
  • Current Minnesota Power Limited license, required.
  • Certificate in refrigerant recovery.
  • 5+ years of experience with BMS, HVAC systems, refrigeration, and appliance maintenance and repair.


  • Able to read and understand blueprints, schematics, and other HVAC technical documents.
  • Good computer skills and familiarity with MS Office Suite
  • Good verbal and written communication skills
  • Working knowledge of the safe handling and operation of tools, equipment and materials used in maintenance and repairs


  • Previous leadership experience, preferred


PHYSICAL REQUIREMENTS:

While performing the duties of this job, the team member will be required to speak and listen to co-workers, leaders, tenants to understand maintenance needs and communicate a solution. Team members must also possess a level of hearing that will allow them to continuously be aware of their surroundings, including hearing and responding to alarms, radio communication, and sounds from machines and equipment to troubleshoot needs for repair and maintenance. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and ability to adjust focus. Vision can be supplemented with corrective lenses, with the ability to wear eye protection and other required PPE to perform job duties Team members are required to be able to tolerate multiple sensory stimuli at once while performing their duties. These stimuli may include loud auditory/noise, lights, colors, motion, as well as hot/cold temperatures.

  • Twist: Occasionally, about 50% of the time
  • Dexterity: Frequently, about 70% of the time

    • Use of both hands to effectively and safely perform tasks.

STARTING PAY:

$27.21 - $34.01
